Republicans and Democrats in the U.S. Congress are working together on a bill to make housing affordable for Americans. Both Republicans and Democrats rarely agree on anything, but lawmakers believe that rising housing costs are a major problem for people. This bill aims to reduce housing prices. It would also update rules for factory-built homes, which can be produced faster and cost less than old houses. Another important aspect of the plan would prevent large investment companies from buying too many single-family homes. U.S. President Donald Trump supports this measure.

The United States Senate voted with a large majority in favor of moving the bill forward. The proposal is being led by Republican Senator Tim Scott from South Carolina and Democratic Senator Elizabeth Warren from Massachusetts. The United States House of Representatives has already approved a similar version, but both chambers still need to agree on a final version before the president can sign it into law.

Many housing and banking organizations support the bill, which includes the Mortgage Bankers Association and the National Association of Home Builders. However, some groups remain tense about a rule that would require large investors to sell rental homes after seven years. Experts say the United States currently has a shortage of about four million homes. After the 2008 financial crisis, fewer homes were built, which created a supply problem. After the COVID-19 pandemic, building costs increased, and higher interest rates also raised mortgage prices. As a result, it is making housing unaffordable for many families.
